Saktoo is not a real estate brokerage

Saktoo is a research tool. It is not a licensed real estate broker or salesperson, it does not represent you in a transaction, it does not negotiate, and it does not collect a commission on any lease or sale. Agents who appear on co-branded pages are independently licensed and are responsible for their own advice and their own compliance. Nothing here is legal, financial, or real estate advice.

What the numbers can and cannot tell you

Every figure comes from a named public source with a date, and every source has limits. Census estimates carry margins of error. Environmental and reported-incident data describe an area, never an address, and never a person. Listing prices go stale. Some neighborhood boundaries and names are approximations, and the ones Saktoo knows are shaky are labelled as such.

A score is a summary of measurements, not a prediction and not a guarantee. Verify anything you are about to spend money on. The about page lists what Saktoo refuses to score and the errors it currently knows about, and /data states what the data cannot tell you.

Fair housing

Saktoo scores places on measured conditions such as rent, commute, walkability, air quality and tree canopy. It does not score neighborhoods on who lives in them, and it will not be used to steer anyone toward or away from an area on the basis of race, colour, religion, sex, gender identity or expression, sexual orientation, marital status, national origin, ancestry, familial status, source of income, disability, veteran or military status, or genetic information.

Using the data

The published datasets are free to reuse, including by journalists and researchers, under the licences set out on /data. It is a collection of separately licensed sources rather than one blanket licence, so the terms differ by column and the attribution is not optional. Please cite it; there is a ready-made citation string on that page.

Accounts

Accounts are free and optional. Keep your sign-in details to yourself, do not use the site to break the law, and do not scrape it in a way that degrades it for everyone else. Agent accounts additionally require a real, current California DRE licence number, and an account that misrepresents one will be disabled.

Availability

Saktoo is provided as-is by one person, without warranty. It may change, break, or go offline. To the extent the law allows, Saktoo is not liable for losses arising from use of the site or reliance on its figures.
