  This is a Collective Database, not one blanket-licensed file.
  * Most columns rest on public-domain or open government sources (ACS, EPA,
    NLCD, CalEnviroScreen, police open data, LA 311 under CC0). Saktoo's derived
    values over those are offered CC BY 4.0, including for commercial use.
  * These columns come from OpenStreetMap and carry ODbL 1.0 share-alike:
      restaurants_nearby_avg, cafes_nearby_avg, groceries_nearby_avg, parks_nearby_avg, gyms_nearby_avg, lifestyle_pctl
    Credit OpenStreetMap contributors and keep any database built from them
    under the same licence.
  * HOLC redlining grades are NOT in these files. That dataset is CC BY-NC-SA
    4.0 (non-commercial), published by the Digital Scholarship Lab at the
    University of Richmond, and is not redistributed here.

BEFORE YOU QUOTE A NUMBER
  * thin_sample=yes means fewer than 3 hexagons stand behind the row.
    Published so small real places are not missing, not so they can be ranked.
  * name_is_invented=yes means a clustering pass generated the name. It labels
    an area; it is not a name residents use. Do not print it as one.
  * safety_is_citywide_figure=yes means the figure is a whole jurisdiction's
    rate, not neighborhood-level detail.
  * The *_nearby_avg columns are averages over overlapping areas, NOT counts of
    businesses in the neighborhood. Do not sum them.
  * median_home_value_usd is a Census self-reported median, not a valuation or a
    sale price, and is top-coded at $2,000,001.
  * opportunity_pctl describes adults born 1978-1983 measured around 2015 — where
    past residents ended up, not how children do there today.
  * Percentile columns are means of hexagon ranks, not ranks recomputed at
    neighborhood level.
  * Blank means not measured. It never means zero.
